We thrive when there are legacy technical issues affecting their structure, or where compliance (especially fire safety) needs to be thoroughly upgraded probably because of new regulations such as the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022.
At the start of our mandate (what we call mobilisation) we provide a full audit of the client's situation covering services and compliance aspects, with a deep-dive into budgets. However, we also provide this audit as a stand-alone service, usually in the hope of securing the management of the building.
We always ensure our clients are fully aware of their legal responsibilities when confronted to difficult choices, especially when compliance and new Regulations are significantly increasing Service Charges.

Compliance - PIB Drawings
We create PIB floor plans and information sheets to be stored in the Premises Information Box (PIB) and shared online with the local Fire Emergency Services.
Mostly based on the Building Safety Act 2022 and Fire Safety (England) Regs 2022 etc.
Compliance - RPEEP
As required under the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 that took effect on 6th April 2026.
For buildings over 18m in height, or over 11m in height but with a Simultaneous Evacuation Fire Strategy.
Asset Locators
As part of best-in-class Facilities Management, locators allow to exactly know what is where. Surprisingly, Managing Agents often do not know well enough their buildings and are missing key parts of the building's systems.
This service usually goes along with Asset Registers. It is part of the Golden Thread under the Building Safety Act 2022.
Asset Registers
As part of best-in-class Facilities Management, Asset Register allow to understand exactly what equipment a building has, and what type of parts are needed.
This service usually goes along with Asset Locators. It is part of the Golden Thread under the Building Safety Act 2022.
Building and Service Appraisal
We offer a full review of existing management practices including a thorough visual inspection of the buildings and a deep-dive into finance.
This service is available as a separate instruction, but is included when we take over a new building / Estate.

- Yes, we are very thorough when setting up new mandates or new tenancy agreements, or any kind of contract for that matter.
- Yes, we are demanding when we ask now for relevant documentation we might only need later on.
- Yes, if we cannot collect essential documents such as safety certificates in a timely manner, we will make sure to get them from vetted contractors even if you already have them.
- Yes, we are not cheap. Cheap is ugly. We are extremely good value for money, and despite this, we manage to be markedly less expensive than most high street property managers in London.
- And Yes, if you like things straight and ethical, you will love us.
Because in order to meet our legal obligations, time is of the essence.
And simply because it is our purpose to make sure responsibilities are met from all Parties involved. Landlords want yields and to build equity; meanwhile tenants pay their rent and expect to live in a safe and decent home.
Failings from either Party jeopardise everything, and what should have been smooth sailing can degenerate into a storm of epic proportion. A costly storm.
So, please forgive us if we may appear sometimes a little bit insistent, but this is for the better good of everyone involved.
