Poune Asset Management is specialising in providing Asset Owners with many key elements they need to ensure their property assets (Commercial, Residential etc.) are managed in a best-in-class manner.

Our approach is heavily based on our knowledge and experience of Facilities Management for all sorts of buildings, including the use of specialist online CAFM platforms.

We have developed an integrated system covering locators of key building elements and related asset registers, as well as floor plans and technical information sheets. However, each service can be accessed independently, with the view of compiling over time a detailed Management Dashboard.

Major Large & Complex Mixed-Use Estate

Recently, we were heavily involved in a £600M brand new mixed-use Large and Complex Estate located in the heart of London, comprising of a shopping Centre and Residential Blocks with:

  • Retail / F&B / Leisure - 135,000 SqFt
  • Education - 371,000 SqFt
  • Offices - 56,000 SqFt
  • Public spaces
  • 485 flats in 3 high-rise towers

During their Pre-Practical Completion Mobilisation phase, we provided support for key parts affecting the running of the Estate:

We reviewed the Waste Management Strategy, especially in light of new regulations having taken place since originally drafted, and suggested an ESG-improved system of waste management that would likely increase Tenant waste recycling and provide much improved marketing data for commercial leases eventually.

We also reviewed the Section 106 Delivery Strategy, for which we made recommendations that were implemented.

Tenant Operational Handbooks - Documents

We created various Tenant Operational Handbooks needed for the management of the Estate, with the objective of giving maximum visibility to Tenants on how to interact with Estate Management. We put in place different versions based on their intended readers: for Retail / F&B / Leisure - Offices - Residential Blocks.

These documents are complex and they gather a lot of information from many different sources, requiring validation by numerous parties before being vetted.

We also reviewed the Fit-out strategy, Fit-out logistics strategy, Connection Guide and Design Guide.

Finally, we created Standard Operating Procedures SOPs (Bike - Pet - Gym Policies) and drawings explaining the layout and amenities available to all Tenants.

Asset Registers & Locators

Commercial & Residential

Asset Registers and associated Locators are key Facilities Management tools for all buildings, commercial and residential. They allow to better understand the various equipment onsite, greatly simplify the management of Planned and Preventative Maintenance (PPM), and allow detailed monitoring of compliance requirements (notably for firefighting equipment.)

When Property Managers and Contractors exactly know what is where, with an associated asset ref. number, there is an increase level of confidence what should be checked (and when) is actually in place. We have found key technical parts, especially related to fire safety, not being checked because nobody knew the extent of the systems in place.

Recently, mostly under the Building Safety Act 2022 and Fire Safety (England) Regulations 2022, Asset Owners have had to face a considerable amount of additional compliance work and new Planned and Preventative Maintenance (PPM) items in their budget.

At Poune Asset Management, with the objective to give clarity to Tenants, we have addressed this situation by creating new headings in our budgets, such as "One-off compliance costs," and creating a table breaking down costs and clearly listing the new compliance only elements of the budgets (past and to come.)

Personal Emergency Evacuation Plan - RPEEP

Residential

Compliance is a major aspect of property management for commercial and residential aseets, and is not going away any time soon. To the contrary, compliance will be further strengthened and one of the latest requirements taking effect on 6th April 2026 for Residential Blocks is the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 that requires Asset Owners to have, between other things, a Residential Personal Emergency Evacuation Plan - RPEEP - for qualifying buildings.
