Layer 1 of our Services

Simple and straightforward.

  • We have established a tenancy agreement on your behalf, or taken over an existing tenancy from another property manager.
  • We ONLY collect rent payments from your tenant, and chase them if needed.
  • We may advise you on any issue you might have regarding the tenancy.
  • Subject to special arrangement, we can accept service of notices on behalf of the landlord.
  • We can extend our services temporarily.

This is the perfect solution for a landlord with a hands-on approach, with the extra safety of knowing we can take full management at any time.

Layer 2 of our Services

Comprehensive Management.

  • We provide our Rent Collection Services, and
  • We are in charge of your property and tenant on a daily basis: repairs, regulations (safety certificates renewals, legislation changes...) and notices.
  • We manage short lets, long lets,  and vacant properties.
  • We provide a comprehensive reporting of each property in your portfolio.
  • We have a list of accredited contractors available if need be.

Ideal for busy landlords with no time available to look after their property portfolios, or unable to do so (no interest in doing so, living abroad, sickness...).

The ultimate Management service.

Many of our landlords are not domiciled in the UK. The responsibility for landlord's income tax aspects lies with the Property Manager or tenant directly.

For our landlords with a complex tax situation, we have partnered with specialist institutions we can refer you to as we are not involved in legal matters on behalf of our landlords. We only  withhold tax from rent for non-resident landlords who are not approved by HMRC.

Tenancy Deposit Protection Scheme

We are member of Deposit Protection. Under the provisions of the UK Housing Act 2004 every landlord, letting agent or managing agent that takes a Deposit for an Assured Shorthold Tenancy (AST) in England and Wales must join a tenancy deposit scheme.

Client Money Protection

Poune Asset management is in the process of selecting the most suitable Client Money Protection scheme on the market. We are not presently offering this service, but we should soon be able to do so.

Poune Asset Management is putting in place a company policy ensuring that all of our staff have at least a Level 3 Technical Award in an area related to letting and property management.
